The fee quoted above is for the Lawyer to do the legal work for your (sale/purchase). The additional costs are those the Lawyer may have to pay to other organisations to enable you to move. These additional costs are estimates and may vary depending on the location of your property. They will keep you informed of any additional costs. No Move No Fee – You will only be charged a fee if you move. If for any reason your sale or purchase falls through the Lawyer will not charge you anything for their time. If they have paid out any of the additional costs listed above on your behalf they will still need payment for these. Any upfront payments are not refundable but will be credited against costs incurred. The fee is GUARANTEED not to increase. As long as you instruct the Lawyer to carry out your conveyancing in the next 30 days, their fee will not increase unless your instructions change (e.g. you wish to create a trust, the Lawyer is required to liaise with matrimonial lawyers, the property is new build, leasehold, shared ownership or there is a defect in the title). Land Registry. The fee quoted above may increase if the Land Registry's electronic document registration service cannot be used (e.g. new-builds, new leases, unregistered land). Is all the information correct? The fee is based upon on the information which you have given us, so if this is wrong or changes you should let us know immediately. On acceptance of this quotation you will be sent a Starter Pack by the Lawyer, who is regulated by either the Solicitors Regulation Authority or the Council for Licensed Conveyancers. Quotations are only valid for properties in England and Wales. The purchase quotation includes the cost of a Search pack which includes personal Local, Drainage/Water and Environmental Search, together with Chancel Liability Insurance. Referral Fee. The Introducer who has provided this quotation has suggested that you use a particular Lawyer for your conveyancing. The Introducer is required to advise you that it has a financial arrangement with the Lawyer and that the Lawyer will pay a referral fee to the introducer and an administration fee to the panel manager. The Lawyer is totally independent from the Introducer and the Lawyer will act only on your instructions and always in your best interests. The Lawyer will provide you with impartial, independent advice when providing this service and you are able to raise any questions with them about any aspect of your case.
